You Want To Rent Property in Turkey ? What Responsibilities Of Both Landlord And Tenant ?

Turkish law defines the responsibilities of both the landlord and the tenant in order to ensure that the process proceeds without any problems.
Lessor Responsibilities:
• Committment to pay property taxes related to the origin of the property, except for cases of agreement between the two parties, and this condition must be mentioned in the lease contract.
• Committment to compensate the tenant for every defect in the property that caused damage to the tenant.
• The landlord is not entitled to file a lawsuit against the tenant in case of his late payment of rent.
Tenant Responsibilities:
• Committment to pay rent on time according to the lease contract. The last day of the month is the date of rent payment if the time specified in the contract is not mentioned.
• Commitment to hand over the property as received without any damage.
• Committment to pay the bills incurred on the property, as the property owner can cancel the contract in case the tenant is late in paying the bills.
• Not to make any modification to the property without the written permission of the property owner, otherwise the property owner has the right to terminate the contract.
When can the property owner terminate the lease contract?
• In case that one of the owners of the property needs the property.
• When the contract term expires and the property is not vacated.
• In case of a property renovation.
• It is also possible to cancel the lease contract by mutual consent between the lessor and the lessee.
