• How should the rent be paid to the landlord?
According to Turkish law, the tenant is obliged to pay the rent using bank transfers if the rent is 500 Turkish liras or more. In case that the two parties do not comply with this law, the Turkish government imposes a fine of 5% of the rental price on both the landlord and the tenant, after proving that the tenant has paid the amounts by cash.
• Can the tenant modify the property?
He can do that according to landlord agreement, as the tenant must request the landlord’s permission before making any modification , and the landlord is not entitled to cancel the lease contract between him and the tenant.
• Can the tenant rent the property to someone else?
According to Turkish law, the tenant is not entitled to rent the property to others without the written consent of the landlord.
• How is the increase in the rent amount calculated?
The value of the increase over the price agreed upon between the lessor and the lessee is determined by the Turkish government according to its economic conditions, especially inflation, and this increase is calculated by agreement between the two parties.
• When  the landlord can request the property from the tenant?
The owner of the property or the lessor is not entitled to request the eviction of the property until the expiry of the contract period, as the tenant should know that the property owner does not want to renew the lease contract when it expires by notifying the tenant of the existence of eviction of the property at the expiry of the contract term. The tenant must also inform the landlord that he does not want to renew the contract, and he must pay all the financial dues incurred by him before vacating the property.
• If the property is sold, what happens to the tenant?
When the ownership of the property is transferred from one person to another, this does not change the status of the tenant . Rather, the lease contract remains valid until the expiry of its term and according to the same conditions.
