Lands Investment in Turkey

Land investment is considered as one of the fundemental investments in the region, as the Turkish government’s tendency to increase landscapes, activate agricultural investment and upgrade real estate projects as well. Therefore, we are going to talk about land titles in Turkey.
There are two types of land titles in Turkey :

  • Agricultural title deed: as it is called in the Turkish language ( Tarla ) for field lands, where the Turkish government allows the owner of this land to carry out agricultural projects on his land such as raising livestock or agricultural activities such as planting fruit trees or roses and others.
  • The title deed of lands suitable for construction: It is the title deeds of the lands on which properties are built (i.e. buildings, villas, etc.) It is worth mentioning that the location of the land must be within the urban organizational plans of the city, as not all lands suitable for reconstruction are also sufficient for the construction of buildings and residential projects on it, so land owner must make sure from the municipality , as it may be designated for parks or green spaces in the city.

Please note that the use of the property for purposes not intended for it, such as the use of agricultural land in the construction of housing projects, is considered as a violation of Turkish law and exposes the property owner to legal accountability.
It should also be noted that the land owner in Turkey must check the location of his land periodically, as the field land may have acquired a habitable description, in a new urban plan for the municipality, while maintaining the gender of the property as it is field land.


What is the difference between agricultural title deed and exchange title deed?
The agricultural title deed or the so-called blue title deed to distinguish it from the rest of the title deeds of real estate such as an apartment, villa, commercial store and others, allows its owner to establish agricultural projects in the real estate
